Phase 2: Document Preparation
(accounts for 30% of the architect's services)

Contract Administration: The stage in which the general contractor performs the work. The architect works to determine that the project is built as it was designed, helps the owner and the contractor make any necessary changes and authorizes payments to the general contractor.

Bidding & Negotiations: The stage in which general contractors provide construction bids or negotiated proposals. The phase is concluded when the Owner awards a construction contract to a general contractor.
